We adopt a collaborative approach from the outset, coordinating with architects and managing every construction detail to ensure a seamless handover.

Pre-Contract

1.0 Lead Management,

Whether it is directly with owners, architects or owner’s representatives – the first step is gathering information about the proposed project, its location and any initial considerations or constraints to be mitigated. Open dialogue, looking forward and anticipating challenges at this early stage helps to formulate a workable plan forward with all parties involved. Even at this conceptual stage, owners, architects, sub-contractors, suppliers, designers can contribute to ensure everyone is on the same page.

Components covered in the Lead Management phase include:

  • Design & Planning
  • Scope & specification
  • Feasibility

It is critical at this stage to have clarity of what is expected and included.

2.0 Costings & Timeframes

Going out to quote is the next stage, options can be looked at, alternatives can be considered. At this stage it is critical that the scope and specification is clear and concise (what’s included and what’s not included [if anything]). Must haves, nice to haves and optional components. This detailed work is presented and discussed as part of the pre contract. Timeframes and initial scheduling will be discussed.

Contract

3.0 A Contract will be drawn up with all of the agreed components included in the Pre Contract/ Lead Management stage.

4.0 A detailed budget will be drawn up with a detailed breakdown of individual costs of each component/ stage of the build. There are over 200 individual cost codes that clearly state the cost of each component of the build. This allows the client to clearly see where the money is being spent, including % of total build. Amendments/ updates can be made at this stage.

5.0 Once finalised and signed the build will begin to the agreed schedule/ timeframe.

Construction

6.0 Regular and open communication throughout the build defines this stage. Regular site visits/ meetings (with Clients or their representatives) ensures that everything is on track and as expected. Any agreed changes &/or variations will be documented/ approved and managed. This is a very collaborative approach to ensure that the final build exceeds the expectations of the client.

7.0 Monthly detailed budgeting and cost control is provided. Very importantly % budget vs. % budget used is provided (with commentary) to control costs from day 1 to handover. Full transparency, including copies of all Sub Contractors/ Suppliers invoices are included with each monthly claim.

8.0 Managing changes. Even with the best planning changes can occur, from Client requested changes to substitute products or finishes. This is easily accommodated and well managed using Procore Change Events and Variation Management. It ensure that everyone who needs to know does. Any impact to costs are immediately recorded and updated into the Client approved ‘Revised Budget’

Finish & Handover

9.0 Critical to all successful projects is a well-managed and executed finish and handover. The collaboration really gears up at this stage, the fit & finish is critical, and we pride ourselves in excelling in this area. The smallest details will not be looked over.

10.0 Warranty & Maintenance is managed through 3rd party software to ensure owners are aware of all the maintenance and warranty covered in the items included in their build.

Additional scheduled general maintenance is also available as required if requested
